Freshly remodeled three bedroom vacation rental in the area of Centro. Is a semi gated neighborhood ten minutes from the Jardin with approximately 40 homes and a large private garden. It is steps away from great restaurants and shops. Two of the three suites are located on the upper level. Each have a king sized bed, en suite bath, and Ac (Mini Splits). One of the bathrooms has a shower and bath tub.

The other a newly styled shower. One the lower level you'll find the third suite with a queen sized bed and en suite with shower. This room is next to a large well manicured garden area. There is a comfortable seating area and bistro table for breakfast or coffee just next to the bedroom. The roof terrace has spectacular views of San Miguel de Allende's churches including most prominently the Parroquia. There is a comfortable seating area surrounding a fireplace and dining table for four. Features: Ac ( Mini Splits ) in the upstairs bedrooms. Parking garage and lots of safe street parking, Filtered water throughout, Washer Dryer.

Maid service Mwf & Gardener 2 per week. An independent rental agreement outside of AirBnB is required to confirm this rental. It consists of the owners house rules. All financials are the same as AirBnB.

Located in a quiet residential gated area, just a short walk from Centro, Restaurants, and Shops.

Because of its excellent location in a safe and quiet area, everything is nearby and most places are within walking distance. If you need to travel farther, taxis are always available nearby.

Arrival & Access
House Keys
Keys will be provided upon your arrival. For security purposes, a replacement fee of $50 USD applies to any key not returned at departure.
Arrival Times
We are pleased to personally welcome guests during standard business hours. Early or late arrivals may be accommodated based on availability and may incur a $25 USD service fee.

Occupancy & Visitors
Each home is prepared specifically for the number of registered guests confirmed in the reservation.
To preserve the integrity of the property and ensure a comfortable experience:
• The home is not available for parties or gatherings.
• Only registered guests are permitted to occupy the property.
• Additional visitors require prior written approval.
Unauthorized overnight guests may result in additional nightly charges of $200 USD per person.
Should you wish to extend your stay, we are happy to assist based on availability. Unapproved extensions may be subject to premium nightly rates.

Pets & Smoking
Unless specifically approved in writing, pets are not permitted on the premises.
This is a non-smoking residence. We appreciate your cooperation in helping us maintain a fresh and welcoming environment for all guests.

Care of the Home
We kindly ask guests to treat the residence with the same care as their own home.
• Furniture and décor should remain in their original placement.
• No alterations, additions, or repairs may be made without prior approval.
• Any damage or maintenance concerns should be reported promptly so we may address them quickly and professionally.
Guests are responsible for any damage caused by themselves, their family members, visitors, or hired service providers during their stay.

Safety & Surroundings
San Miguel de Allende is a vibrant and historic town. At times, you may experience:

• Parades or fireworks
• Nearby construction
These are part of the charm and character of our community and are outside the control of the Owner or Agent.
For your safety, please ensure gas fireplaces are turned to “pilot” or off when sleeping or leaving the home.
